Case Study: Energy Cost Allocation in a Multi-Tenant Office Building
Challenge
A 12-story office building in Southeast Asia housed over 40 tenants sharing a central chilled water air conditioning system. The property management company faced persistent disputes over energy billing — tenants suspected they were paying for cooling consumed by neighboring floors, and the building’s single master meter provided no way to verify individual consumption. Installing inline flow meters would have required shutting down the chilled water system and cutting pipes in a building operating 24/7.
Solution
The facility team installed YF-E3M clamp-on ultrasonic energy meters on the chilled water supply and return lines at each floor’s branch connection. The clamp-on design meant zero pipe cutting and zero system downtime — the entire installation was completed during normal business hours without affecting any tenant’s cooling.
Each meter measures flow rate via ultrasonic transit-time and temperature differential via PT1000 sensors on the inlet and outlet pipes, calculating actual energy consumption per floor. The RS485 Modbus RTU output feeds data to the building’s existing BMS (Building Management System), providing real-time energy monitoring and automated monthly reports.
Results
- Accurate per-floor billing: Energy costs are now allocated based on actual measured consumption rather than floor area estimates
- Dispute resolution: Tenant complaints about unfair billing dropped to zero within the first quarter
- Energy savings identified: The data revealed that two floors had unusually high consumption due to malfunctioning AHU dampers — repairs saved an estimated 15% on the building’s total cooling costs
- Zero downtime installation: All 12 floors were instrumented without interrupting the chilled water supply
Why Clamp-On Mattered
Traditional inline energy meters require cutting the pipe, installing flanged or threaded connections and re-pressurizing the system. For an occupied office building, this means scheduling a shutdown — often at night or on weekends — with the risk of leaks and air ingress. The YF-E3M’s clamp-on design eliminated all of these concerns.
